Assuming that Miss Fitts and Mr. Sanders are correct [and not completely barking up the wrong tree] about the Negative Return economy [as described in The Negative Return Economy featured and linked at Realty Reality’s homepage], what are the prospects for real estate, both commercial and residential, in an increasing mortgage rate environment? If you think that collateral damage may occur, describe it. If you believe that rising rates won't adversely impact debt backed realty [in a debt back legal tender fiat paper money system unbacked by specie] in its micro and macro market, tell me why.
